This is a classic Italian ’villa’ in every sense of the word – a large detached country house with park-like grounds, adorned with precision-placed pines, firs, cypresses and hedges. The house itself is square, solid and exemplifies a bygone, yet comfortable, Italian style. The rooms are high-ceilinged, beautifully painted or widely brick corrugated, from which crystal chandeliers hang. The furniture, floors, fixtures and fittings are mostly original. In any event, everything here oozes quality, immaculately maintained. And, to cap it all, this villa is set on a hill surrounded by undulating countryside, so breathtakingly beautiful, that it could only be Tuscany - how much more villa-like could it be?

Location
We are near Limite sull’Arno, a town on the River Arno due west of Florence, just 25 kilometres away. Vinci, of Leonardo fame, is 20 minutes drive. However Empoli is the nearest town for those necessities of banks, shops and chemists, about 10 minutes away.
The villa is on an under-used country lane behind large iron gates and next to a working farm, also the property of the villa owners. Parking in the grounds. The fenced-in grounds are lined with pathways and hedges that dissect well-maintained lawns. The illuminated pool, which is 15m x 7.5m and 1m x 2.4 m deep, is surrounded by hedges and there are changing rooms and showers. Next to the pool is a synthetically turfed 17m x 40m tennis court. There is a terrace with views of vineyards, fruit orchards and rolling hills.

Layout
Main entrance into a hall off which a billiards room, with doors to a terrace, and further on into an enormous sitting room with vaulted ceiling, open fireplace and dining area. Large kitchen with working fireplace, 4 gas and 1 electric ring hob, electric oven, dishwasher, fridge/freezer, marble double sink unit and outside access. Cloakroom with guest WC, washing machine etc.
